Conditions of Hire:
This
contract is between the property owner and the lead guest who must sign the
booking form accepting the conditions on behalf of all persons travelling. A contract exists when you have paid a deposit
and we have accepted and confirmed your booking in writing. The lead guest
accepts these conditions on behalf of all members of the party:
1.The person booking the holiday is
responsible for his/her guests. No
additional guests, other than those listed may be invited to stay without prior
written agreement.
2.Cancellations. Any cancellation of a booking must be in
writing and is subject to the following charges: more than 8 weeks prior to arrival - full
deposit; between 4-6 weeks prior to arrival date - 50% total rental cost; less than
4 weeks prior to your arrival - 100% of total rental cost. In the unlikely event that the owner due to
any circumstances beyond our control have to cancel booking, the lead guest
will receive a complete refund of all monies paid by them or the owner will
attempt to arrange another apartment for you.
The owner will not be liable for any other loss incurred by the clients.
3.Force majeure. The owners of the property or their servants
will not be liable for any loss or delay by any of the following: strikes,
riots, political unrest, hostilities, war or threat of war, terrorist activity,
closure of airports or any other event beyond the owners control.
4.Security deposit. A security deposit of £100 is required at the
time of booking. This will be held by
the owner against loss or damage to the property by the parties to this
agreement. The deposit will be fully
refunded by the owner after the property has been cleaned and the owner has
received a status report. The full
rental is payable six weeks before you take up the rental.
5.While
representations are made in good faith, neither they nor any verbal
representations are intended to do more than give a general indication of the
holiday property.
6.The complex has a swimming pool
which should be open from May to October, however the owners do not accept
liability should it be closed or for injury howsoever caused as a result of the
pool or pool area. Guests are specially
requested not to allow unsupervised children to use the pool and pool area.
7.It is a condition of
booking that all persons arrange full and adequate health and travel insurance.
8.Cleaning. Los Miradores
charge included. Las Gondolas - On your arrival you must pay a fee of 60
Euros (3 bed apt) for final cleaning.
The property will be cleaned prior to your arrival and after your
departure, however if your stay is for 2 weeks, we can arrange for a mid-stay
clean at your request at local costs.
Linen is provided and will be provided mid-stay for 2 week rentals. Although the property will be cleaned after
your departure, it must be left in an orderly state and all kitchen utensils
must be washed. All rubbish must be
removed from the apartment. Should the
property require extensive cleaning then the owner reserves the right to
withhold any monies from the security deposit to pay for the extra cleaning.
9.Your responsibility. The party must treat the property, its
furnishings, fittings, utensils and other facilities with respect and
care. Any loss or damage must be
reported to the owners representative or the owner. The lead guest must make good or pay for the
loss, damage or breakage. Broken items
must be replaced with ones of similar value and appearance. The owner reserves the right to withhold any
monies from the security deposit to pay for any loss or damage caused to the
property or its contents by any member of the party.
10.
Problems. Any complaints relating
to the property must be made in writing to the owners representative within 24
hours of any problem arising. We will
endeavour to put things right. Unless
there is a valid reason we will not consider the owner or representative liable
for any complaint that was not initially registered with our representative
during your stay.
11.
The lead guest is hereby made aware that on many estates or adjacent
estates there may be other homes/apartments under construction. The owner will not accept liability for any
complaints arising from construction.
12.
The owner will not be liable for any loss or delay caused by conditions
over which they have no control. The
owner will not be liable for any loss due to noise or disturbance from anywhere
within the vicinity of the property.
13.
Maximum number of guests - 6.
14.
No pets.
15.
No drugs.
16.
For the comfort of future guests, we respectfully request that there is
no smoking inside the apartment.
17.
Law prohibits sub-letting, sharing or assigning.
18.
Liability. The owner does not
accept any liability what so ever for death, personal injury, accidents, loss
or damage to persons or personal effects however caused.
19.
No items must be removed from the apartment; this includes linens and
towels.
20.
You must leave the keys of the property immediately at the end of the
holiday period where they were left for you or to the person that gave them to
you.
21.
At the end of the rental period all moved or borrowed items must be
returned to their original location.
Please note the property cannot normally be occupied before 16.00 hours on the day of your arrival and you are asked to vacate the property before 10.00 hours on the day of departure. This is to allow time to clean for incoming clients.
We hope these conditions do not sound intimidating; they are designed to give you and all other tenants following you the most pleasant holiday possible.
